An en-suite is the room with the least space and the most to fit in. We plan it to the centimetre: a wall-hung WC and basin to open up the floor, a recessed niche instead of a shelf you knock things off, and a fan on a humidity sensor so the mirror clears before you have finished shaving.

A compact en-suite starts at £6,200 fitted. If there is no en-suite yet, we can borrow space from the bedroom with a new stud wall and door for £3,400 more, and fit a macerator where the soil stack is out of reach.

Eight working days for most

A small en-suite is usually finished in a week and a half. Because the house has another bathroom, we can work straight through without reconnecting each night.
