A galley and a dining room, made into one kitchen
The wall between a dark galley and a dining room came out. A marble-effect island, one oak floor and a sink under the new window went in.
The owners had lived with a galley kitchen for eleven years. The dining room next door was used twice a year, at Christmas and for tax returns. They wanted one room: somewhere to cook, eat and do homework without anyone being in the other room.
The wall between the two turned out to be load-bearing, carrying the landing above. Our engineer specified a single steel, and building control signed off the beam before it was boxed in. We moved the sink to a new, wider window on the garden side and put the hob on the island, so whoever cooks faces the room.
The numbers
The estimator put a medium Signature kitchen with a knock-through and an island at £34,500 to £41,100. The fixed price after survey was £37,200. The final bill was £38,600: the owners added the chevron floor through both rooms in week two, priced in writing before it went ahead.
Six weeks on site
Week one was strip-out and the steel. Weeks two and three were first fix, plastering and the floor. The units went in during week four, the quartz was templated and fitted in week five, and week six was tiling, second fix and the snag list. The family kept a temporary kitchen in the utility room throughout.
